The heart of our property is a vast, sloping hillside oasis, highly appreciated by guests for its rich variety of plant life that transitions beautifully across the four seasons. A winding path and a stone staircase trace the natural elevation shifts, leading you down past the Norwell outdoor fitness circuit to the panoramic, skin-friendly saltwater swimming pool (powered by salt electrolysis), both offering breathtaking views over the rolling hills and the Sibillini Mountains, and beyond.

The garden balances connection with your own space, mostly styled with premium Fermob design furniture. Perfect for a self-catering holiday, you can gather at the communal outdoor kitchen, complete with an Ofyr BBQ and Städler pizza oven, or retreat to quiet seating areas tucked away in nature. Along with your apartment’s private terrace, fully equipped kitchen, and small Monolith kamado BBQ, you have total freedom to choose your own pace to slow down, cook with local ingredients, and listen to the birds and the sheep.

While our spaces are clean and beautifully designed, they are never sterile or too sleek. You will sleep in non-iron bedding meant to gently wrinkle, and look out over a natural, lush garden rather than a manicured lawn. As your neighbors on this country estate, we live here with our dogs and cats. The atmosphere is peaceful and quiet, punctuated only by the authentic sounds of Italian countryside life—an occasional tractor in the distance, a dog barking, or a curious cat visiting the terrace. To protect our little paradise, we run our agriturismo with a deep respect for nature, choosing sustainable and high-quality solutions wherever possible:

Eco-Conscious Hot Water

The apartments are supplied with hot water via a central, energy-efficient heat pump boiler.

Smart Cooling & Pristine Air Quality

Situated at 550 meters altitude, our estate enjoys pure countryside air. Summer nights usually cool down to 18–20°C (64–68°F), though occasional heatwaves may hover around 23–24°C (73–75°F). We consciously avoid traditional air conditioning to prevent dry air, temperature shocks, and mechanical noise. Instead, all windows feature high-quality insect screens so you can sleep safely with windows wide open. For optimal circulation, apartments include premium ceiling fans, automated sunscreens, blackout blinds, and high-end Dyson Purifier Cool units (two or three in larger residences). True luxury is breathing pristine air and hearing nearby sheep rather than an airco compressor.

Eco-conscious Care

We practice waste separation, use drinking water straight from the tap, irrigate our garden from our own well, and provide complimentary biodegradable products for our septic system. For your convenience, a communal washing machine and tumble dryer are available in the outdoor kitchen area.

EV Charging

Two on-site charging stations for electric vehicles are available for our guests (against payment).

“An amazing location where you can wonderfully unwind, enjoy the beautiful surroundings and unique views of the Monte Sibillini, as well as the luxurious apartments. 😍 The apartments are equipped with every comfort — luxury appliances, wonderfully comfortable beds, and a great shower. 👍🏻 There's also an outdoor kitchen where you can prepare pizzas, and an Ofyr for lovely outdoor cooking. 😋

For active guests, there's a beautiful outdoor gym, 💪🏻 and a fantastic swimming pool with a sun terrace. 🏊🏻 There are plenty of different seating areas, providing lots of privacy.

“Our stay at Fortuna di Colpo in Le Marche was a truly special experience. The location is simply breathtaking — with an impressive view of the Sibillini Mountains and the beautiful, characteristic rolling hill landscape of Le Marche.
Marleen and Jeroen are exceptional hosts: warm, attentive, and always ready with valuable tips for excursions, restaurants, and the local area. The many pleasant conversations added extra richness to our stay and created a very personal, authentic atmosphere.
The apartment is superbly equipped and leaves nothing to be desired. Everything is high-quality, functional, and at the same time very tastefully designed.
We especially enjoyed the pool with its magnificent view, as well as the outdoor gym for keeping active. Another highlight was the generous outdoor kitchen with pizza oven and grill, which offers wonderful opportunities to cook together and enjoy the balmy evenings outdoors. Numerous seating and dining areas invite you to fully savor the fantastic views and the tranquility of the surroundings.

“Ons verblijf van een week bij jullie was werkelijk fantastisch! Bij aankomst voelden wij ons meteen erg welkom. We hebben heerlijk geborreld en kennisgemaakt. Wat hebben jullie een mooie accommodatie gecreëerd op een prachtige plek. De appartementen zijn zeer luxe en compleet. Jullie hebben werkelijk aan alles gedacht om het de gasten zo comfortabel mogelijk te maken. Wij hebben de omgeving ontdekt en iedere dag op een andere plek in jullie tuin gezeten en genoten van de planten, insecten, fraaie uitzichten en het fijne zwembad.
